*Building Requirement/Special Flood Hazard Area
Any home built in this area will need to be elevated accordingly with elevation certificates to verify they are built to the correct height (14ft above sea level). This can be done by either pier, piles or post. Additionally, because this is in the floodplain, Chambers County has a no-net fill policy. That means you can use earthen fill from the property by way of digging a pond. Any dirt brought onto the property from an outside source must be mitigated at a 1:1 ratio, meaning a pond must be dug equivalent to the amount of dirt brought in.
*Notice to Buyers Agents:Buyer agents must make first contact and be present for all showings in order to qualify for a full commission. If this condition is not met, the buyer agents fee participation will be at the sole discretion of Liberation Ranches and its associates.
