FOREST/TIMBER RESOURCES
Possum Hollow forest, timber resource is composite of high-quality Appalachian Hardwoods. This well-maintained timber resource can provide a great deal of flexibility to the next ownership. Capital timber value of the timber and pulpwood has not yet been determined at this time. The forest has predominantly well-drained upland terrain which has led to a resource dominated by hardwood species.
Overall, the species compensation is highly desirable and favors Appalachian hardwood types, consisting primarily of Black Walnut, Sugar Maple, Poplar, Basswood, Red Oak groups, White Oak and Chestnut Oak, Soft Maple, Hickory, and a host of associated species.
WILDLIFE
Possum Hollow Forest is a spectacular place to hunt and is tremendous recreational property, with deer, turkey, and other wildlife in abundance. With a small intermittent stream that runs through the property and an abundance of Hickory, White Oak, and Red Oak, a perfect habitat is created for the large and small game.
Possum Hollow Forest has a mixture of hardwood species. The adverse hardwood species, coupled with the abundant water supply from the creek creates a perfect wildlife habitat. The edge effect created between the creek, hollows, ridges, rock out-croppings, and forest is a textbook habitat benefitting all the resident wildlife.
Whitetail deer, black bear, turkeys, squirrels, rabbits, raccoons, bobcats, fox, and many species of song birds make up the wildlife population. The hardwood forest provides an essential source of nutrients and produces tons of hardwood mask including acorns, hickory nuts, beechnuts, and black walnuts. Soft mass includes sage horn, black cherry, tulip poplar seeds, maple seeds, autumn olive, berries and blackberries.
WATER
There is a developed spring on the property (shown in one of the photos). A dashed blueline intermittent stream runs through a portion of the northern side of the property. The intermittent stream should have water flow during a rain event or periods of snow melt.
SELF-SUSTAINING LIFE OFF THE GRID
Just like 150 years ago, when the first mountaineers settled the area, the property would be self-sustaining in times of necessity even without electricity.
Fresh water for drinking and cooking would come from the spring.
The forest would provide fresh food (deer, and turkey).
The agricultural land would be used to raise livestock, vegetable gardens, berry patches, fruit orchards, and row crops of corn, oats and barley.
Beehives would provide honey and beeswax for candles.
The forest would provide firewood for heating and cooking, lumber for building, maple syrup and pounds of nuts (walnuts, beechnuts and hickory nuts).
MINERAL RESOURCES
West Virginia is one of the states in the US that has two ownership titles, those being SURFACE RIGHTS and MINERAL RIGHTS. A title search for mineral rights ownership has not been conducted. All rights the owner has will convey with the property. A mineral title search could be conducted by a title attorney at the same time when the surface title search is being conducted.
