METHOD & TERMS
Tract 1 of the Heidenreich farm will sell on a per acre basis, based on surveyed acres. Tract 2 will sell for a lump sum or total dollar amount.
Immediately following the auction, the successful buyer(s) will be required to enter into a written Real Estate Sales Contract with the seller and pay ten percent (10%) of the bid price as a non-refundable down payment. The balance of the bid price will be due at the time of closing, on or before Wednesday, January 8th, 2025.
The seller will provide title insurance in the full amount of the purchase price and will pay all the 2024 real estate taxes, due and payable in 2025. Buyer will pay all the 2025 taxes and beyond. Possession at closing. Open lease for 2025 crop year and beyond.
Bidding is NOT subject to any contingencies, including but not limited to financing, appraisal, or inspection.
