Lake Grace, A Spectacular Property Full Of Natural Beauty

This outstanding property is loaded with natural beauty, as you crest over Shinbone Ridge and look down onto the lake and see the surrounding ridge of Lookout Mountain you will gain a sense of peace, you have entered this treasure of a piece of land, affectionately known as "Lake Grace".The Lake:Lake Grace is the centerpiece of the tract and is approximately 40 acres of surface water that has been intensively managed for several years. One very unique aspect about the lake is that it was stocked with a northern strain of smallmouth bass from Wisconsin, which makes for a great experience when you have the opportunity to catch both smallmouth and largemouth on the same trip. The largemouth population is also a northern strain that are strong fighters and "chunks". The lake has an excellent water supply with the mountain springs flowing off of Lookout Mountain. In the design of the lake, there were many longs and humps and points, left for structure for the bass. One particular brush pile in the lake is dubbed "Hawg Hill", it is named for obvious reason, in the spring it's good for catching a few "hawgs" per trip. The baitfish population is thriving, with bluegill and shad, as well as Texas Trophy automatic feeders scattered around the shoreline of the lake to keep everything fed well. The lake is professionally managed, through water quality control in liming and fertility. There are deep holes, ledges and a few shallow coves, just a perfect scenario to grow and catch trophy bass in your own private lake. The Land:An extensive road and trail system allows you to traverse through some of the most diverse timber and wildlife habitats you can imagine. The bottom land as you enter, is open and could be put into some tillable production, or even some pasture, currently it is in early successional cover, which is excellent for wildlife. It is very common to hear the whistle of bobwhite quail in this area. The open land would make for an excellent dove field as well. The front 75+/- AC, is not in a conservation easement and does allow for some development. An ideal home/cabin site is already cleared and graveled at the top of Shinebone Ridge, where you can look down onto Lake Grace. There is also a duck impoundment that has water control in place and is about 4.5 +/- AC in size, when full, and is currently planted with millet.Going back deeper into the tract, are some of the most beautiful hardwoods and scenery. The timber wraps around the lake like a giant coliseum. The roads and trails take you into mature mixed forests of pines and large hardwoods in the flats down in the bottoms and the ridge slopes are covered with chestnut oaks, white oaks and many other midstory species that provide wildlife cover and food, and are just so enjoyable to see as than bloom in the spring and foliage color change going into the fall. A nature lover's dream place to explore. There are many thousands of feet of brow frontage with huge rock outcroppings that are intriguing to hike the top and along the base of the rocks. The views from these ledges are incredible! You stand there in awe, of God's creation. You see views back across the lake, and a view of Weiss Lake in the distance, farm fields and mountains beyond, literally seeing for many miles. Most of this land is in a conservation easement, so it will stay relatively undeveloped which will keep it pristine. Some of the features that stand out back in the timber are some old rock walls that date back several hundred years. There is an area by a natural water hole way up on the ridge that you can just feel the history there. It takes you back in time and gives you a sense of wonder. There are numerous mountain streams that fall and bounce over rocks creating small waterfalls and are natural water features that are incredible to have and enjoy on your property. A small timber duck hole is tucked back in the north end of the lake. There are just so many places that are unique, a few places with stoic trees that have stood the test of time. I can only imagine the radiating sound of gobblers here, on a clear April morning. The deer hunting is excellent with the existing cover and natural browse and mast crops, along with the food plots and high quantity of deer that live along the ridge, it would make for an ideal hunting tract. The land has been managed for years for quality bucks and the surrounding land is relatively undeveloped around it on the mountain making it hunt very large. There is so much to explore here, truly a place that family and friends would cherish to have as a family legacy property. Only 2 hours from Atlanta, 1:30 from Chattanooga, 1:15 to Birmingham, this is very convenient access to major cities. Weiss Lake is also close by and is renowned for great fishing and boating. Cherokee Rock Village is just north of this tract and is known for its rock climbing, views and enjoyable hiking. There are many more details and questions you may have, please reach out to Ben Richardson or Jason McGee, the listing agents to discuss more details and set up your private showing. We know there is a family that will cherish this incredible place
