Location: Lubbock people, this one is for you! Drop Tine Draw is less than an hour's drive, so you can get to the ranch after work to let off some steam! The ranch is just northeast of Post, TX, and has FM 261 access, so you can get there in any weather condition. The Garza- Crosby county line splits the property.
Acreage: Drop Tine Draw consists of 966 acres of native mesquite and shin oak pasture. The ranch has six food plots, all near water and equipped with blinds and feeders.
Topography:The ranch is rolling mesquite and shinnery pasture with an elevation change of approximately 50 feet. The highest point is near the center of the ranch, where you can take in a 360-degree view, with the scenic Caprock Escarpment prominent to the north and west.
Rainfall/Elevation: Garza County receives an annual rainfall of nearly 19 inches per year, according to the Texas Almanac online.
Cover:Drop Tine Draw is situated in a transition area where the soils change from clay to sand and the mesquite turns to shin oak, creating some of the most incredible wildlife habitats you can imagine! Many of the mesquites are very large, which means they are in good soil and getting plenty of water. As you can imagine, there are also plenty of Hackberry trees and other high-value browse plants to complete the circle.
Fences:The fences are barbed wire on steel and cedar posts. Most of the fences are in good to excellent condition, but the west fence needs some work if you intend to run cattle.
Utilities: Co-op electricity is provided by South Plains Electric. Co-op water is provided by White River Water District. Electric and water meters are in place on the ranch.
Water:The abundance of water really makes this place stand out! The ranch has four earth tanks, four solar water wells, and two co-op water meters provided by the White River Water District. Well water is piped to all of the tanks so that you can keep some water in the bottom when Mother Nature doesn't cooperate. Two of the tanks are stocked with fish, which gives you something else to do when hunting season is closed.
Hunting:As you can see from the game photos in the gallery, Drop Tine Draw is an incredible hunting ranch! The tremendous habitat, along with the six food plots and ample water, provides everything wildlife needs to thrive. Wildlife includes whitetail deer, turkeys, tons of bobwhite quail, and plenty of feral hogs. And don't forget that two of the tanks are stocked with fish as an added bonus!
The ranch is equipped with seven blinds and feeder setups. All hunting equipment will stay with an acceptable offer.
Residence and Improvements: Headquarters is at the northwest corner of the ranch and includes a Quonset barn that has been turned into a two-bedroom, one-bathroom cabin with a kitchen and a loft for the kids. The seller built four casitas right beside it to add sleeping space for more friends and family. The casitas have four separate bedrooms connected by two bathrooms. This is a great improvement because your early to bed folks can get away and be ready to go for the morning hunt while the fun crowd can play as long as they wish.
The party barn is a metal building completely insulated on the northeast corner of the ranch. It has a bathroom and some bunk beds for the teens who want to get away from Mom and Dad while they are at the ranch.
Co-op water is connected to all building improvements.
The furnishings, except for personal items, will stay with the property with an acceptable offer.
Minerals:All owned mineral rights will transfer with an acceptable contract. The seller does not know what percentage of minerals he owns, if any. There is no production on the property.
Price: Drop Tine Draw, with all of its amenities, is $2,495 per acre, for a total price of $2,411,500.
