Property Description: For decades now, Comanche County located in the highly desired Kansas Deer Unit 16, has been known for producing giant Kansas whitetail deer. This area of Comanche County, southeast of the town of Coldwater, boasts larger ownership tracts with trophy deer management as their number one priority. Trail camera photos prove that the deer in this area have the chance to reach their full potential and maturity. For several decades this ranch has had very limited numbers of deer harvested. Over the past five plus years, only one or two bucks per year were shot, with very selective management for only quality older deer. This has created a thriving deer population with impressive trophy potential for the future. Ultimate seclusion is guaranteed on this ranch, with no public access roads touching the property. The owners have obtained county recorded right-of-way easements granting access to the property following along the trail road from the northern edge up to Avenue L. From the main ranch entrance, additional trails traverse in every direction and provide easy truck access to all four pasture corners and the main hunting spots. This allows for easy filling of deer feeders and moving around equipment to work on the food plots. The main hunting setups are around the edges allowing the entire center creek area to remain undisturbed. The West Branch Nescatunga Creek divides the ranch from the northwest corner meandering for over a mile and a half before exiting near the southeast corner. Numerous pools of water along the main channel create duck hunting hotspots as they travel this spring fed corridor. A five-acre natural wetland in the center of the ranch on the west side of the creek could be enhanced for additional waterfowl hunting in higher rainfall years. The Farm Service Agency reports 94.15 acres of cropland with 60 base acres for wheat. Two tillable farm fields in the northern region were previously planted to native grass for income through the CRP program. The north field is 63.67 acres, and the south field is 30.48 acres. The CRP contracts expired in 2022, allowing them to now be broken back out for planting crops. These two fields would make an excellent food source if planted to alfalfa to collect and hold deer. They are fully fenced to keep livestock out. The remainder of the grass on the ranch has been properly grazed by the same long-term tenant and flourishes during normal rainfall years. No grazing occurred in 2023 allowing a full year of rest for the grassland health. Additional water is provided by a solar well with two stock tanks located in the southeast corner of the pasture. There is a producing oil and gas well providing additional income that will transfer to the new owner. Registered bidders will be contacted by a representative of the auction company for proof of funds/preapproval. Winning bidder must enter into a purchase contract no later than 5PM(CST) Tuesday, January 14th, 2025. $100,000.00 earnest money deposit due January 14th, 2025 with the balance due in certified funds at closing. Closing shall be with Security 1st Title on or before 30 days from auction date. Taxes shall be prorated to the date of closing. Title and closing costs shall be split 50/50 between the Buyer and Sellers.
