TRACT 1 (Dairy Facility & Irrigated Land)

Kohman Dairy is located in Hamilton County, Kansas which is in Southwest Kansas. This facility is currently milking 2,500 head. The facility is permitted for 5,000 head (7,000 animal units) of mature dairy cattle, 7,000 head (3,500 animal units) of cattle weighing less than 700 pounds and 7,000 head (7,000 animal units) of cattle weighing over 700 pounds for a total of 17,500 animal units.

This property consists of 570 +/- total acres of which 200 +/- acres are in the dairy site, 115 +/- acres irrigated, 223 +/- acres of dry land and CRP and 32 +/- acres of river bottom.

Buyer shall get immediate possession of the dairy facility and farmland following the closing.

Parlor

This dairy offers a Double 25 parlor, rapid exit with raised milking stalls, twin exit lanes, covered holding area and automated push gate. The covered tanker bay offers space for three milk tankers. This building also has a 4,840 square foot utility room, milk room and a break room.

Commodity Barn

The commodity barn has 25,000 square feet (built in 2021) plus a 4,800 square foot open front commodity barn that offers seven commodity bays. This facility also has earthen silage pits.

Pens

This facility offers 12 large pens with feed lanes, interior concrete cow stands and concrete push walls. There are also 10 medium size to smaller pens. There are approximately 4,890 lock ups, shades and wind breaks.

Irrigation Equipment

The irrigation equipment included in the sale consists of Reinke sprinkler, iQ Pump control, electric irrigation motor and irrigation pump.

Water

This facility has 75,000 gallons of water storage.

Two Stock Water Wells

Water Right 12,239 allows 141.5 Acre Feet to be pumped per calendar year. This well currently pumps 45 Gallons Per Minute. (Dakota Well)

Water Right 4,940.07-1 and 42,504 allows 59.23 Acre Feet to be pumped per calendar year. This well currently pumps 35 Gallons Per Minute. (Dakota Well)

Irrigation Well

The irrigation well that is located on the dairy site is governed by Water Right 12,239. This Water Right allows 140 Acre Feet to be pumped per calendar year. This well is currently pumping 750 Gallons Per Minute.

Cows, heifers, feed and rolling stock are also available for purchase.

TRACT 2 (Irrigated Land)

This tract consists of 230 +/- total acres of which 114 acres are irrigated, 91 acres of dry land and 25 acres are in river bottom land. The dry land is prepped to go into CRP.

All of the East Half (E/2) of Section Twenty (20), Township Twenty-four (24) South, Range Thirty-nine (39) West of the Sixth P.M., lying South of the right of way of the Atchinson, Topeka and Santa Fe Railroad; also 19.18 acres, more or less, of accretion land in the North Half of the Northwest Quarter (N/2 NE/4) of Section Twenty-nine (29), Township Twenty-four (24) South, Range Thirty-nine (39) West of the Sixth P.M.; also accretions to the 19.18 accretions Section Twenty-nine (29), Township Twenty-four (24) South, Range Thirty-nine (39) West of the Sixth P.M., Hamilton County, Kansas.

Possession

Buyer shall get immediate possession following closing. This tract is currently planted to alfalfa.

Water Rights

This tract is governed by Water Right 4,396. This Water Right allows 184 Acre Feet to be pumped per calendar year and not to exceed a pumping rate of 1,350 Gallons Per Minute. The irrigation well is currently pumping 750 Gallons Per Minute.

The irrigation equipment included in the sale consists of Reinke sprinkler, 40 HP World wide irrigation motor and a Johnson irrigation pump.
