First things first. This property has a current issue with access that can be resolved. This property is listed as-is with the current owner not having the time or interest in going through the process of resolving the issue. This property was affected by the I-69 corridor expansion where the state purchased a portion of this land to build the shoulder and easement alongside the northbound lane of I-69. The purchase affected only the western edge (shown in the plat drawing provided by the state) but displaced the family that resided there, as their home was removed for construction. But in that process, a new legal easement for egress and ingress was created and recorded so that the owner would continue to have access to this property. However, there is some confusion as to where the access to this easement is located. When the owners moved off of this land and relocated a good distance away, they did not return to use this property for any reason, and an adjoining neighbor, who according to the legal description, shares access to their property, has erected barricades to prevent anyone from driving back into this land. During our due diligence, we have discovered from the INDOT that the matter would need to be taken up in a civil case for a judgement to be handed down.
With all that said, this property is ideally located for a home-site for easy and quick access to Martinsville, Bedford, Bloomington or Indy with access to I-69 via Henderson Ford Road just a short distance north of this tract. Or this could be a perfect get-away location for a private retreat and great place for a camp site or a small cabin. Clear Creek bisects the property at the south end and there is plenty of wildlife including deer for a potential great spot to bow hunt.
