Prime Real Estate Opportunity in Eastern Grant Parish

Nestled next to the Kisatchie National Forest in the eastern portion of Grant Parish, this expansive 685 acres of land offers a unique opportunity for those seeking a substantial tract for recreational enjoyment and periodic income from commercial timber opportunities for many years. This tract has excellent road frontage, productive timber of multiple ages, gently rolling topography, sandy loam soils, with potential for rural development opportunities. This tract provides opportunities for management and income that smaller tracts just cant provide.

Frontage and Access

This tract boasts impressive road frontage, with approximately 6,000 feet along Walker Ferry Road and an additional 2,900 feet along Lonnies Landing Road. A short USFS road provides access from Sonnier Road from the west, and the woods road on the property will be the northern boundary for the westernmost portion of this property.

Topography & Soils

The topography varies from a low of 40 feet above sea level on the easternmost portion of the property to 170 feet above sea level on the highest hill on the property. The topography can be best described as gently rolling, with some areas more gentle and some areas more rolling.

The soils on the property are primarily fine sandy or silt loams for the most part. The heavier, clay soils are confined to the streamsides and lowest areas on the property.

Vegetation

The property has a history of good and active forest management. Recently, 162 acres have been clearcut and are planned for reforestation in 2025-26. The remaining acreage is primarily very productive loblolly pine plantations of various ages, with some hardwoods in the lower elevations and along the streamside management zones. The areas by cover type are as follows:

Timber Type Acres

Thinned Pine Plantation 1999 83.3

Pine Plantation 2000 42.3

Pine Plantation 2005 113.2

Pine Plantation 2012 75.2

Pine Plantation 2017 24.9

Clearcut 162.5

Streamside Management Zones 183.4

TOTAL 684.8

Templin Forestry, Inc recently conducted an inventory of the timber on the property in order to estimate the merchantable volume of timber standing on the property. We do not guarantee our estimates of volume or value and all potential buyers are strongly urged to make their own estimates. Neither we, nor Templin Forestry, Inc., bear any responsibility to any buyer for relying on our estimates.

According to our estimates, the recently thinned 1999 Pine Plantation has the following estimated volume of timber on the 83.3 acres:

Product Tons

Large Pine Sawtimber 1,492

Pine Sawtimber 2,47

Pine Chip&Saw 760

Pine Pulpwood 2,265

Total 6,994

Per Acre 84

We estimated the volume of timber on the 2000 Pine Plantation as follows:

Product Tons

Large Pine Sawtimber 579

Pine Sawtimber 1,264

Pine Chip&Saw 607

Pine Pulpwood 1,599

Total 4,049

Per Acre 96

We estimated the volume of timber on the unthinned 2005 Pine Plantation as follows:

Large Pine Sawtimber 261

Pine Sawtimber 7,161

Pine Chip&Saw 7,021

Pine Pulpwood 6,909

The 2012 and 2017 pine plantations are fully stocked, healthy pine plantations with great timber potential. These two areas are not quite ready for a first thinning.
