$250,000 for 6.66 % = to 1/15 of the 640 acres. Or $3m for the entire farm. 34 shares of Harmony Ditch #1, surface water rights, irrigated crop lands and grass lands, fully fenced for cows, most mineral rights, amazing hunting!
12 shares of the total 15 shares are available. The intention would be to form a like minded community that would be owners of the entire 640 acres at a share percentage of the purchase price of the entire Farm. Owners of each share will have the ability to build an earth friendly structure (earth ship) not to exceed 1 acre on south facing high hill grounds dedicated into three sections, with four spots to complement the natural beauty of the landscape. The share holders have the full ownership of their future structures if constructed, and a 6.66 percent of the entire farm profits and expenses. Share holders will have a vote for future farm usage such as farming crops and cattle or cash lease of lands for maximum profit and share holders best interest as agreed with majority vote, not to exclude future wetlands and habitat conservation projects.
Share holders would be responsible for their own water and power cost. It is planned for two domestic water wells to be on sight for water usage. Power can be obtained on grid or off grid depending on location. Additional domestic water wells and storage via gray and fresh storage tanks possible at owner expense. Building ,fencing and habitat improvements are allowed on share holders one acre. Renting of share holders dwelling is allowed but not to include hunting rights.
Each share holder holds the exclusives right to hunt with one guest during hunting season. Hunting days and seasons may need to be limited based on maximum wildlife usage and share holders benefits. Additionally lease hunting grounds are available!

Looking for 12 more members at 250k to own 1/15 or 6.66 % of this farm. Just call me, come see the land, money can be on a hand shake until closing after 12 share holders are ready to buy the farm!
Or buy the whole farm as an individual at $3 m.
No conservative easements on the 640 acres. Currently the government is wanting to purchase this property and has started the process of buying the land. As the land owner I would much rather see individual owners than the government owning more lands.
