Members are established business owners based in Reno Nevada. Members use the property for various agricultural uses, a long-term investment, and for recreational purposes.
The Company is separately offering to sell 1,165 acres of land. The 10 percent equity interest could be purchased together with the land offering or separately.
Land Assets: the Company owns 61 land parcels totaling 6,313 acres. The property is located in the Smoke Creek hydrographic basin between Gerlach Nevada and Susanville California.
Smoke Creek Ranch is the largest land holding. The ranch has abundant water resources, productive agricultural land, and a rich history as one of Nevadas oldest cattle ranches. Smoke Creek Ranch features about 9 miles of the Smoke Creek corridor. Smoke Creek is the largest stream in the region with a reliable year round flow exceeding 5 CFS. Smoke Creek Reservoir is located near the upstream end of the ranch. The reservoir provides additional summer irrigation and recreational opportunities.
Smoke Creek Ranch is entirely surrounded by public land that is managed by the Bureau of Land Management (BLM) as Wilderness Study Areas. There is no public access into Smoke Creek Ranch. Adjoining public lands are also inaccessible, except on foot or horseback.
The ranch headquarters is located in Nevada and includes 2 small houses, a garage, a barn, and several historic structures. The property is off-grid, but includes a well, generator, and telecommunication system. County-maintained gravel roads provide all-season access from Gerlach and Reno. A shorter 3-season route connects to US 395 near Susanville.
The Company also owns 1,567 acres of land in the lower Smoke Creek Basin. These parcels have significant groundwater rights and numerous artesian wells.
