DESCRIPTION: These properties are located in Atchison County, Missouri, totaling 461.58 acres in the Missouri River basin and adjoining the Nishnabotna Conservation Area. These highly productive tillable acres will be split using C Avenue as a boundary. The town tract, a terraced hill farm, consists of 73.29 taxable acres.

TRACT 1 - 395.58 Acres M/L: Located just north of C Avenue and east of the Nishnabotna Conservation Area, this tract consists of approximately 362.37 acres of tillable Missouri River bottom ground. The property is levy protected and is part of the Phelps and Nishnabotna drainages. Primary soils include Class 1 Haynie Silt Loam, Class 2 Onawa Silty Clay, and Paxico Silt Loam. This parcel should offer excellent hunting opportunities for whitetail deer, turkeys and waterfowl. Estimated taxes: Property tax $2,597.89, Phelps Drainage $2,291.25, Nishnabotna Drainage $1,855.67.

TRACT 2 - 66 Acres M/L: This tract, located just south of C Avenue, comprises approximately 62.04 tillable acres of Missouri River bottom ground, featuring three older bins and a machine shed. Primary tillable soils are Class 2 Gilliam Silt Loam and Class 3 Moville Silt Loam. Estimated taxes: Property tax $607.59, Phelps Drainage $145.93, Nishnabotna Drainage $389.07.

TRACT 3 - "The Town Tract" 73.29 Acres M/L: This property includes approximately 59.25 acres of tillable farmland with steep back terraces, offering long-term stability and potential tax deductions. The tract features road access from both the north and south, making it suitable for building or hunting. Estimated property taxes are $291.62.
