Henderson Creek Ranch

Henderson Creek Ranch is an ideal recreational, hunting and fishing retreat in Cass County. This haven has a classic 23 acre East Texas lake, as well as a 1.5 acre pond to attract a variety of wildlife.

Central to the property, the stocked bass and crappie lake provides great backdrop views from both ranch houses and is ideal for fishing. A larger home sits on the hillside and a smaller home is nestled among the pine trees. An additional one room rustic cabin sits in the heart of the property amongst the pines and hardwoods and overlooking a smaller pond full of bass providing a perfect opportunity for a secluded nature experience.

Turkey, feral hog and white-tailed deer roam the property and migratory ducks and geese frequent the lake and pond. The timber has been thoughtfully managed by a professional timber manager to maintain an abundance of beautiful old hard woods, clearings for food plots and hunting stands, and newer growth timber that can potentially provide income.

Throughout the property, there are well-maintained roads and a trail system that allow for ease in exploring the beauty of the property by ATV or foot. With three barns, cattle pens, fruit trees, and an area for a vegetable garden, this property has an excellent infrastructure for diverse recreational and agricultural uses. Whether you are an avid hunter or a nature enthusiast, this place is your paradise.

LOCATION

Henderson Creek Ranch is located in a beautiful area of East Texas in central Cass County. It is easily accessed with a .5-mile frontage along SH 8 and a .75-mile frontage along CR 2338. The ranch is about nine miles north of the county seat of Linden and three miles south of Douglassville. This places it 29 miles south of Texarkana, 60 miles north of Longview, and 160 miles east of Dallas.

The 30,000-acre Wright Patman Lake and the Overlap Landing boat ramp are six miles north.

TOPOGRAPHY, RANGELAND & HABITAT

The ranch has gently rolling topography, with an approximate 80-foot total elevation change. Several small creek drainages traverse the ranch generally from north to south, with Henderson Creek being the main tributary running through the property. The ranch has mature, diverse timber, mainly hardwoods, and several planted pine tree stands. There is a well-maintained trail system that allows thoughtful access to the ranch. Much of the pasture has been terraced as it was historically farmland, which benefits the land by catching and holding rainfall along the contours.

WILDLIFE

There are excellent hunting opportunities on the Henderson Creek Ranch. With a good balance of hardwood timber and ideally located open areas, this habitat supports healthy populations of white-tailed deer and hogs. Even a black bear has been spotted!

Waterfowl enthusiasts will find the 1.5 acre pond with an adjacent rustic cabin an ideal spot in the fall and winter that complements opportunities on the large lake.
