Over-the-counter tags and easy to draw tags are available in multiple seasons for elks while the ranch qualifies for several landowner deer vouchers. Additionally, both GMU 22 and 32 have over-the-counter spring and fall turkey tags available. This is not a migration hunting ranch, the ranch is loaded all year!

Agriculture

As a result of the diverse terrain and habitat with an abundance of feed and multiple water sources, the ranch not only provides hunting opportunities that are second to none, but has also been remarkable for livestock operations. Aside from the 4,371 +/- deeded acres, the ranch also includes the Cow Creek and Rees BLM allotments that encompass 18,757 acres more or less, together as one. The current and previous owners have had the ability to run over 2,300 AUMs spread out over 7 months for cows. Historically, they start them in the bottom throughout the sub-irrigated meadows and rolling hills, move them up into the higher elevations as the summer goes on, and then bring them back down for the winter.

Location

The thriving town of Rifle, CO is located 20 minutes south of the subject property and offers convenient stores with gas stations, dine-in restaurants, grocery stores, downtown businesses, a hospital, private airport and numerous other recreational activities! To the north of the ranch, Meeker, CO is approximately a 20 minute drive and provides gas stations, a grocery store, and hospital. private airport and restaurants. Located approximately 30 minutes to the southeast of the ranch, Glenwood Springs, CO offers much of the same as Rifle, but has additional amenities and activities such as the Glenwood Caverns Adventure Park and the Glenwood Hot Springs!

For air travel, the closest airports that provide commercial flights are Eagle County Regional Airport (located to the southeast between Gypsum, CO and Eagle, CO) and Grand Junction Regional Airport (located to the southwest in Grand Junction, CO), both of which are approximately 1 hour from the ranch.
