WATER: The ranch has nearly half a mile of live water along Cowhouse Creek. This limestone-lined creek was named after the natural shelters formed by limestone bluffs along its banks and is the primary water source feeding into Lake Belton. TOPOGRAPHY: The topography is varied with an elevation of 1,020 ft along the creek and over 1,240ft atop a plateau. This drastic change in elevation is highlighted by a prominent limestone ridge. This ridge looks down on a coastal field just above Cowhouse Creek.

VEGETATION: The property consists of primarily hardwood bottoms along the creek including pecans, elms, and oaks as well as a few acres of fertile coastal fields. The northern portion of the property sits atop a large plateau with dense oak cover and juniper trees.

WILDLIFE: The property is loaded with wildlife. Whitetail deer, turkey, dove, and pigs are plentiful. Waterfowl hunting on the creek can be good at times as well. Along with the native wildlife, New Zealand bred Red Stag as well as axis deer have been introduced onto the ranch. The sellers just finalized a 5-year wildlife management plan that will transfer over to the new owner.

IMPROVEMENTS: Perimeter high fencing was recently installed, along with exotics. There is a 45+/- acre section that is low fenced outside of the high fenced area on the southern side. Additionally, the ranch is well equipped with feeders, gravity-fed protein feeders, tower blinds, and mobile trailer stands.
