Great dry-land farms are extremely hard to find in Jones County, so don't sleep on this one! The Staley Farm comprises 417 acres, mostly cultivated and farmed by a very conscientious local farmer who typically rotates crops between cotton and wheat, which is the common practice in this area.

The soils are Rowena Clay Loam and Sagerton Clay Loam, which are some of the county's favorite soils. Location: The Staley Farm is located between Stamford and Anson. It is just east of the community of Corinth in the north-central part of Jones County.

Acreage: The farm consists of 417 acres, nearly all of which are under row crop cultivation. A waterway crosses the middle of the farm, and a few acres of pasture are in the southeast corner.

Topography: The soils are Rowena Clay Loam and Sagerton Clay Loam. About half of the farm has a 0% to 1% slope with the balance being between 1% and 3%.

Rainfall/Elevation: Jones County receives an average annual rainfall of around 26 inches.

Cover: The farm is mostly open, bey there is an area of heavy brush on the southeast corner of the property.

Fences:The property is not fenced.

Utilities: Electricity is provided by Big Country Electric and is at the south end of the property, but there is not a meter.

Water: Water is provided by one stock tank at the south end of the farm. The seasonal creek will hold water for long periods as well. Co-op water may be available as well, but we have not gotten that information as of this writing.

Hunting: Good numbers of Whitetail deer, turkeys and feral hogs are all very common in the area. Additionally, you could use one of the smaller fields as a food plot for a dove field.

Minerals: Owned mineral rights will convey with an acceptable offer.

Price: The Staley Farm if priced at $2500 per acre or a total of $1,041,662.50.
