The ranch has a gated entrance with a high fence perimeter. The high fence is 5 years old and in great shape. Once inside the ranch there is a gravel road that leads to the 2800 +/- sq/ft main lodge that sits on top of the hill that overlooks the valley. The main lodge consists of 3 bedrooms/ 3 baths. A private master suite with master bath, 2 single bedrooms, 1 full bath, and 1 half bath. The layout of the main lodge is open and very spacious with a fully masoned fireplace that spans from the floor to the ceiling. Large windows allow for beautiful evening views overlooking the valley.
The kitchen features commercial grade appliances and 2 dish washers. On the front of the main lodge there is a second outdoor fully masoned stone fireplace.
The bunk house consists of a large open bunk room with a bathroom plus 3 private bedrooms. Each room in the bunkhouse contains its own mini-split for separate control of the ac/heat. The bunkhouse also contains a small room with cabinets/ work bench that leads to the processing area. A covered walk-in cooler with winches set up for both small-heavy sized game is located off the side of the bunkhouse. Ts Ranch also has a 30x30 foam insulated shop with power and a lean-to on the back for covered equipment storage. Its important to note that the entire lodge compound has been paved with bull rock to ensure that even on rainy days there is no mud in the camp. The majority of the furnishings and taxidermy in the lodge will convey with the ranch.
Water is provided by 4 water wells. 3 solar wells and 1 electric. There are 4 ponds on the ranch that have been strategically placed for proper water distribution across the ranch, all 4 of the ponds are well fed. There are 2 release pens on the ranch- one located in the front of the ranch and the other located in the back of the ranch. Both sets of pens have water. There are 9 deer blinds, 11 corn feeders, and 6 (2,000lb) protein feeders that will convey with he ranch.
Wildlife:
The whitetail and exotics on the ranch have been carefully selected to ensure only the best genetics on the ranch. The whitetail herd has been carefully managed for the past 5 years and now boasts a wide range of trophy class deer. There have been does from high quality genetics released onto the ranch. Trophy whitetail scoring 140-300+ have been taken on the ranch. The exotic species on the ranch include - axis, fallow, blackbuck, scimitar oryx, gemsbok, addax, hybrid sheep species. The ranch has a healthy hunt-able population of whitetail and exotics but has been carefully managed to ensure that the property is not overgrazed or over stocked.

Land:
The landscape ranges from creek bottoms to gently rolling hilltops. The hilltops are predominantly oak and cedar while the bottom areas are mainly oak trees. There are 2 wet weather creeks that run through the ranch and provide excellent habitat for wildlife including turkeys. The topography is impressive while at the same time being mild hills. There are 2 deep draws on the ranch that provide great cover for wildlife. Fence lines are easily accessible and can be driven. There has been a lot of cedar cleared on the ranch to open up the land and allow more brows for wildlife. A gas pipeline cuts through a small portion of the ranch.
