If you're looking for a mountain property with tons to do, Mill Creek Retreat might be your answer. With 40 acres, 6 miles behind a private gate, National and State Forest land bordering 2 sides, end of road, fishing in 7 private association ponds and Mill Creek, hunting, hiking, biking, climbing, an elaborate garage with electricity, storage building and so much more, this may be your answer. Security, serenity and privacy are all here.
Land
At a base of 7000 elevation, you’ll have a long season while still getting a break from the summer heat. Ponderosa Pines are the dominant cover, but you’ll also find native grasses, spring flowers, aspens and rock outcroppings in abundance. The property rises from fairly flat where the structures are, to a steep slope rising to a rock ridge high above. The access to so many surrounding areas makes the 40 acres play like hundreds or even thousands of acres.
Improvements
There is a 320 sqft, well-appointed garage with a loft above half. Yes, there is electricity to this building, something that is very expensive and difficult to find in mountain properties. Make sure to check out the pictures. Also find an 88 storage building for all your extras and to keep clutter to a minimum. You will immediately notice that this property has been very well cared for.
Recreation
It’s hard to list everything, but if you have an outdoor passion there’s a good chance you’ll be able to satisfy it here. Fishing (7 private association ponds and small streams), hunting, hiking, biking, climbing, camping, cross country skiing, snowshoeing, exploring just name it.
Water/Mineral Rights & Natural Resources
Mineral rights, if there are any, will transfer with this property.
Region & Climate
With an elevation of 7000’+, there will be relief from the summer heat and still provide long enjoyment from early spring into year’s end. There are several residents in the Mill Creek Association who are year-round residents, so the access roads are passable nearly all the time.
Location
The property is located about 1.5 hours from Fort Collins, CO and about an hour from Laramie, WY. All amenities are available in these towns. Check out the map on this listing. If you’re in need of a grocery store, restaurant or gas station right around the corner, this propertymight not be the one for you. Although you’re truly not that far from civilization, you’ll be in a remote spot with plenty of elbow room and very, very few people. The end of road location and forest boundaries add to the incredible privacy that is very hard to find.
You can't get access to this private community without the Listing Agent. To get to the entrance gate (the property is about 6 miles past that) take 80C off of US Hwy 287 north of Livermore. Go west 18 miles to CR 59. Go north about 3 miles to Mill Creek Road. The private gate is about 1/4 mile in. Do not attempt to go through or around this gate.
