Location: The property is 44 miles west of Abilene, 120 miles east of Midland, 135 miles southeast of Lubbock, and 195 miles west of Fort Worth. Just eight miles south of Interstate 20.

Acreage:The property is two parcel IDs with surveys for each parcel. The total acres between the two tracts is 361.381. Each parcel has FM road access, so the property could easily be subdivided.

Topography:The property has a nice contour. Relatively flat along the FM road, it moves up and down towards the back side of the property.

Rainfall/Elevation:Elevation across the property ranges from 2,170 feet to 2,240 feet. The average annual rainfall for Nolan County is 24 inches.

Cover:The front area provides some nice openness, as does the easement for the transmission line. The remainder of the property is Juniper and mesquite, with some Hackberry and Willow trees. The cover is thick in some areas, while the belt of mesquites through the center provides a well-balanced mix of protection.
