Located in far northeastern Refugio County, the ranch fronts State Highway 239 just under 7 miles west of Tivoli, TX. The Victoria County Airport and town of Victoria are both under 30 miles away.

TOPOGRAPHY, RANGELAND & HABITAT

The topography on the ranch is gently rolling with elevations from 55 to 60 above sea level. Vegetation features prime South Texas prairie mesquite brush and oak tree country typically found between Victoria and Refugio, Texas. There is a small area of Inari fine sandy loam soil, with the majority of soils on this ranch consisting of Victoria, Edroy, and Banquete clay soil.

WILDLIFE

The ranch is generally low-fenced with a portion of the west boundary high-fenced. There are native South Texas white-tailed deer, turkey, hogs, and the dove hunting is often fantastic.

AGRICULTURE

The ranch has been a recreational and cattle grazing ranch for generations. This area is a significant part of Texas history.

IMPROVEMENTS

There is an old camp just inside the gate along with a large barn roughly in the middle of the ranch, both without value.

WATER

Being in the Gulf Coast aquifer, water is abundant. There are two electric water wells and one old windmill that supply water to the ranch. The small surface tanks makes for excellent dove holes in addition to providing additional water for wildlife.

There is a drainage canal going through the property as well and is maintained by the Drainage District.

ELECTRICITY

There is electricity along State Highway 239 along with lines at the old camp, barn and along the southern boundary.

MINERALS
