This property is located a mile down a dirt road at the end of Douglas County Highway A, a few miles south of Ava, Missouri. This property is very close to Glade Top Trail, and the historic McClurg music festival held on Monday nights.

This is fairly remote (at least as far as being removed from big city life); it has no encroachments, No HOA. It does have a utilities easement, it is on public power, but private well and private septic.

This 30-acre property comes with a two-story House, classic timber frame with a 1/3 basement. Hardboard siding, metal roof, double pane windows. Covered front porch and open back deck. interior drywall and paneling. It has a Fisher stove to heat the home on the fun snow winter days and nights, with plenty of available hardwoods out your front door, and it comes with a backup central heat pump, which also works as the AC. This also has a 40-year metal roof, framing done by local Mennonite crew.

Some details about the land, we have foraged on this land as well as hunted, had chickens, ducks, goats and dogs. We started setting it up for Homesteading. I got two deer last hunting season, mature buck, and a doe. Also, there are many different types of berries (blackberry, service berry, raspberry, and few others) available, mushroom forage (including Morels). huge verity of species of Trees, including White/red oak, Ash, Black walnut, Sassafras, Eastern Red Cedar, Black Cherry, Witch hazel, Persimmon, mockernut hickory, Hophornbeam, etc. has some old growth left (over 24" base diameter), but prior owners did a 'thinning' of the timber during construction of the house.

There is a perimeter 4 strand and some 5 strand barb wire fence around the entirety of the property, however survey would need to be completed to verify placement, we did not accomplish that. That being said, on the driveway section the old survey stakes (pins) are still there and flagged, so can walk the perimeter with GPS. Fence was put in place by previous owners. A few ATV driving trails, but due to some tree damage from wind storm a year ago mostly blocked.

House is As Is. We were in the middle of remodeling it. it has some finished pine flooring upstairs in the two bedrooms which needs TLC. There is tile (24X12) in kitchen/dining area installed, with a wood stove for heat and cooking. But subfloor is exposed throughout most of the house. One of the bathrooms has been demod in order to allow for plumbing change to accommodate a bathtub. Trim has been removed in several places and was not reinstalled. But all of the prior trim is located on the property to reinstall once remodel is finished.
