Property Details:
Size: 148.2 acres, surveyed and ready for exploration.
Waterfront Access: Over 5,000 feet of lake view property on two sides, with an additional creek bordering another side. Boats with electric motors and fishing are allowed on the lake.
Exclusive Access: 35 acres, along the shoreline, are owned by the Hopkinsville Water Authority and provide added privacy. Access to these acres is essentially only by the owner of this property. In all the years we lived there we never met anyone on this land other than a stray occasional hunter.
Tax Planning Assistance: Benefit from the expertise of a retired CPA owner, offering guidance on tax planning, particularly concerning forward and reverse exchanges.
Infrastructure: Includes a farm house with 3 bedrooms and 2 full baths (2,500sf), city water, and electricity, alongside a large two-story garage (2,000sf) and two-story barn (100X45).
Land Use: Approximately 70 acres of tillable land previously utilized for soybeans and corn, with the flexibility for future cultivation or development after removal of new growth. Within the farm are separate tracts, deeded parcels and a deeded driveway to Woodburn Hay Road. Deeded driveway could be expanded to allow for a public road installation.
Building Location: Near the barn is a beautiful building lot with sewer, water and electricity.
Zoning Flexibility: Christian County currently lacks zoning laws for this property, allowing for diverse land use options.
Natural Features: Tulip Poplar, Oak, and Nut trees planted in 2007/2008, alongside old-growth trees, offer both aesthetic and potential harvest opportunities.
Disputed Land: An additional 34 Acres are in dispute - 55-Year-old deed and 55 years of taxes paid on these acres. Will quitclaim this tract if purchaser wishes to pursue ownership. When the land was surveyed in 2021 we learned of an approximate 34 acre discrepancy from our deed. There is an overlap of our original (1969) survey and deed with the survey of 2021. The 148.7 acres of the farm parcel accurately reflect the undisputed acerage. (We believe it should be approximately 180 Acres)

We are four siblings allowing the family farm to find new owners. Our parents purchased the farm in 1969 and absolutely loved living there until they passed a few years ago. Originally, the farm was approx 1/2 forest and 1/2 fields farmed with Corn, Soybeans and Tobacco. In 2007 our dad put the farm into the "Tree Farm" program and planted hundreds of trees. The Tree Farm program has ended and the land is available for any use.
