Lots of people want to own land on Blue River. It’s one of the most frequent requests we get from buyers, but the problem is that most of the properties on the river are relatively large. There just aren’t many affordable pieces that come up for sale. It’s been an issue for a very long time. In fact, the first attempt to address it happened in 1928 when a group of 23 buyers banded together to buy 282 acres of land with 1.5 miles of Blue River running through it. They incorporated as Blue River Playground and have been managing the property ever since. Located at the very end of the granite bottomed portion of the river, this stretch has beautiful travertine waterfalls, huge rock outcroppings and boulders. The timber has been left untouched for 100 years and is a mixture of mature pine, pecans, walnuts and oaks.
Currently, there is a 1/23rd undivided ownership that is for sale. The corporation has a maximum of 23 owners allowed to keep the property from becoming overcrowded. Multiple owners have homes along the river and there is a community use clubhouse, bunkhouse and kitchen near the southern end of the property that can be reserved and utilized by owners. In addition, there is a nice fishing pond near this common area.
Given the amount of frontage, there are still many spots along the river that can be developed as your personal cabin or home site as long as you stay a minimum required distance from existing structures. There are some very reasonable annual dues required each year to cover utilities, taxes, etc.
In short, this property offers access to a substantial amount of private river frontage for an affordable price. Plus, beginning at its northern end and ending just south of Cheadle Falls, you will be hard pressed to find a prettier private stretch of the river.
