The Spring Creek Co-Op is a voluntary delayed harvest program that spans over 20,000 acres with the goal of not harvesting any bucks prior to 5.5 years of age. Strategically positioned between neighboring agricultural fields which provide high quality food and the rich bottomlands of Spring Creek, this tract has great diversity of habitat. From upland pine and hardwood stands to field edges and bottomland along Spring Creek. The tract has nine acres of seasonal plantings to support the full cycle nutritional and habitat needs for wildlife. The tract supports a very healthy population of deer, hogs, turkey, quail and rabbit. The tract has .75 mile of frontage along Spring Creek that provides abundant Fall mast. The tract has been burned in rotation to stimulate new browse and 4,000 Longleaf were planted in 2022. Deer hunting in the Spring Creek area of Early County is arguably some of the best in the state. Bucks in the 140-160 are regularly harvested and this tract is no exception. There is a power line running a good span of the South Side and on many hunts 30 plus deer have been seen in a single sit. The owner has harvested several Pope and Young qualifying bucks on the tract and harvest records will be provided to serious buyers. For the 2023/24 deer season, Early Co had an extended archery season until the end of January; with a late rut the owner was able to harvest an excellent buck. If the state continues with the extended season this is one of a few counties in Georgia with the opportunity for extended season. Under the right purchase terms, there are deeded hunting rights for an adjoining 68 acre agricultural field which provides an expanded hunting opportunity for deer and turkey. The tract has approximately 3-4 acres cleared on the North side with soil sample and septic permit already secured for a home or campsite. Water has been located for a well and the local EMC has provided a very reasonable estimate to run underground power to the site. There is a 24x36 pole barn already on site to keep equipment out of the elements and a 20 shipping container for dry goods. This is an exceptional tract that you will not want to miss.
