Property Description
Description: This is one of those properties sought after by serious deer and turkey hunters. It lies just south of where three counties meet. This area of Alabama is known as the Triangle. Some of the more impressive bucks from my area have been taken in this zone. The factual story is that when the whitetail deer were reintroduced into the area from the mid and upper mid-western gene pool, this was done by railroad. They brought some awesome genetics there and released them from the railroad cars. This property is just over 1 mile SE of the rail line. This has greatly contributed to the success in boosting genetics in this area not to mention all the large landowners and surplus agriculture in this region that back in the day also impacted the results.
This topography is gently rolling from moderate hilltops overlooking food plots. There are several nice shooting houses for viewing these food sources all while bordering a vast sprawling river bottom. This tract of land sports 6,900 feet of Patsulagi Creek frontage that makes up the eastern and southern boundaries of this property. There are pockets of mass-producing hardwoods scattered up and down the creek. There is an internal road system leading throughout most of this farm leading to shooting houses, ladder stands, and food plots along the creek. Access is not a problem from a side-by-side. About 90 acres of this acreage along the creek is considered wetland but it is very accessible. I recently ran a dozer through these trails improving them without any issues.
About 160 acres are in natural timber consisting of mature pine and hardwood in the north to pre-merchantable hardwood or pulpwood. About 50-55 acres were cleared over two years ago and this has created a deer factory and a huge food source for the local population. I have opened up several more acres increasing the size of the food plots. One of which would make a nice small dove field. It can be increased by as big as your imagination allows or by ten or more acres of flattish ground if the new owner so chooses.
There is power and water available to this unrestricted tract of land. The best part I have saved till last. This 219 acres is at the end of an old county road. It deadends at the locked gate. If privacy and solitude are important then contact me for a discussion.
Location: This property is 15 miles north of Luverne and 17 miles northwest of Troy. It is 4 miles to the north of Petrey.
