The Live Oak Draw Ranch is 42 miles south of Ozona, Texas, on the southwestern portion of the Edwards Plateau. The 2,125.56 acres sit on the Crockett County/Val Verde County line, with the majority of the ranch sitting in Val Verde County. The property is characterized by multiple deep canyons, grassy plateaus, and long vistas in every direction. The beautiful views and vast landscape are just a few of the many outstanding features of this Southwest Texas ranch.
IMPROVEMENTS:
One of the main highlights of the ranch is a very nice 3 bed/2.5 bath Barndominium that is 2,295 sf. As you step inside, you walk right into a very spacious living room. Beyond that is a large kitchen as well as a breakfast bar area. The master bedroom boasts a walk-in closet as well as an en-suite full bathroom. There are two more bedrooms downstairs as well as a full bathroom. Upstairs there is a loft that is currently being used as a game room but can fit more bed space if necessary. Right outside the main portion of the Barndominium is a large exterior office and a half bathroom. There is a covered 2-car carport that is part of the Barndominium as well. A small shop/storage room is underneath the carport, and a shed is adjacent to the building. The back porch provides excellent views of the plateaus and canyons.
WATER:
An electric well close to the headquarters with a water storage tank supplies water to the barndominium. A sizeable, dry water storage reservoir at the well could be converted into a swimming pool. An old header dam is located in the western-central portion of the ranch that is currently holding water. Annual rainfall for this area is 18+/-.
LIVESTOCK:
The average stocking rate for this area is 64 acres/animal unit. The terrain is best suited to run sheep and goats, but additional water and fencing would be necessary. The ranch has been rested from grazing for quite some time.
WILDLIFE:
The ranch has abundant wildlife, including Whitetail Deer, Wild Hogs, Aoudad, Turkey, Dove, and Predators.
VEGETATION HABITAT AND SOIL:
The topography and terrain of the Live Oak Draw Ranch provide excellent habitat and cover for wildlife. Shallow, rocky soils cover most of the ranch, with deeper, loamy soils in the bottomlands. This ranch supports a large diversity of browse, forbs, and grasses. There is light to moderate brush cover throughout most of the property except for some canyon bottoms that are more heavily wooded. Red Berry Juniper and Mesquite are the primary trees, along with some oak trees dotted throughout the ranch. Other browse types include Lotebush, Yucca, Sotal, Catclaw, and Prickly Pear. A few of the more notable grasses present on the ranch include Sideoats Grama (the state grass of Texas), Blue Grama, Black Grama, Buffalograss, Little Bluestem, and Green Sprangletop. The growing season generally begins in the middle of May and ends toward the end of September.
TOPOGRAPHY:
The North, East, West, and Central portions of the ranch all sit on top of the plateaus, with three main canyons cutting their way in between. The elevation ranges from 2,000 ft - 2,240 ft.
