The Idalia Colorado Irrigated Pivot Farm consisting of 209+/- acres located in Yuma County, Colorado is being offered by online auction only. The online auction will begin on Friday, January 24th, 2025 at 2:00 P.M. (MST) and end on Wednesday, January 29th, 2025 at 2:00 P.M. (MST). There will be a 2 minute time addition for any bids made within the last minute of the online auction.

The property will be offered in one tract.

Winning bidder will be required to provide a 10% nonrefundable deposit within 24 hours of signing the purchase contract. Close of property will be on or before February 27, 2025. The deposit and closing will be held at Yuma County Abstract Company in Wray Colorado.

Purchasers of the property can take immediate possession upon closing.

Excellent irrigated parcel in southern Yuma County. The center pivot is 157+/- farmable acres comprised of approximately 36 acres of corners currently in millet stubble, and 121 irrigated acres. The east half of the circle is a grass/alfalfa mix that is 3 years old. The west half of the circle is a 2-year-old straight grass mix. The pivots were installed in the mid 90s and all new gaskets were installed in 2023; it is nozzled for 600 GPM. All tires are 5 years old. The center pivot has 20.30 acres of wheat base with a PLC yield of 35 bu. and 71.20 of corn base with a PLC yield of 140 bu. The wiper is a 43+/- acres. It is planted to straight grass in its 4th year. There are 3.10 acres of wheat base with a PLC yield of 36 bu. and 11.10 acres of corn base with a PLC yield of 140 bu. The well is located on the east side of the wiper pivot with an easement running to the center pivot. The well pump was new in 2018. The property is level, well maintained and comprised of nice soils. There is good access via the county road on the south side and field road on the west side of the center pivot. The seller owns half of the mineral rights, they will transfer to the buyer.
