This land does not have any ground water underneath it for water wells, so you can’t irrigate it. Any water for livestock would be from the city water line on the west side (Thalia Community Water). A Syntrio fiber optic line is also running down the county road.
The land has several natural gas wells across it; each tract has two wells. These are small risers only a few feet high, and not very noticeable across the field (see PHOTO GALLERY). They are connected via underground pipelines, which do not affect the ability to farm the property. The owner doesn’t own any minerals rights, so no ownership in these wells will transfer at closing.
The current farmer will continue to farm the property if desired, at a rate of $25 per acre annual cash rent or one fifth of the gross crop. He grows wheat and cotton.
