General Description:
Located in central Coal County in the southeast part of Oklahoma, Hat Creek Ranch is a 1,851 +/- acre contiguous tract of land that exemplifies the qualities of this region. The property is multifunctional and features numerous functional improvements perfect as a combination ranch for both cattle and recreation.
The land itself has a great amount of diversity such as rocky, woodland hills that lead to open meadows suited for grazing or hay production. Deep rugged drainages also traverse the landscape and create perfect travel corridors for mature whitetail deer. There are several water features on the property suited for agricultural or recreational purposes. Flowing through the eastern section of the ranch is Caney Creek which is the largest of the water features. Caney Creek is a slow-flowing body of water lined with stunning mature timber. On the western side of the ranch lie the headwaters of the Little Caney Boggy Creek. A preliminary review of the topo map indicates potential for a 35-40 +/- acre lake site in the upper end of Little Caney Boggy Creek. There are also 23 ponds scattered across the property within the draws and meadows. The most notable is a 3.5+/- acre clear water pond approximately 30 ft deep that is stocked with Smallmouth bass.
Recreation plays a major part in the identity of Hat Creek Ranch. For the last 20 years, careful steps have been taken to maximize the whitetail deer population in the area to produce impressive, mature bucks. The Seller believes they have achieved at least a 2:1 buck-to-doe ratio. Countless Cy Curtis and Pope & Young trophies have been harvested through the years with the largest buck scoring over 190". Food plots, feeders, and hunting stands & blinds are strategically placed across the ranch to enhance the hunting experience. The avid hunter could also pursue ducks, wild pigs, turkeys, and other small game that live in the forests and meadows of Hat Creek Ranch. Another opportunity that lends itself to the outdoorsman would be fishing. The ponds of the property offer the chance to catch various species of sunfish, catfish, largemouth, and smallmouth bass. Smallmouth bass were stocked in the 3.5+/- spring-fed pond and they are a voracious predator that is known for its prowess in the fishing community.
