The Mesa Ranch is located on the southwestern portion of the Edwards Plateau, 43 miles south of Ozona, Texas. These 1,609.56 acres, situated on the southern boundary of Crockett County, are characterized by multiple deep canyons, grassy plateaus, and long vistas in every direction. The beautiful views, Oak mottes, and vast landscape are just a few of the many outstanding features of this Southwest Texas ranch.
IMPROVEMENTS: There is existing electrical service on the ranch.
WATER: There is no water well on the ranch. A well would need to be drilled or water would need to be hauled in.
LIVESTOCK: The average stocking rate for this area is 64 acres/animal unit. The terrain is best suited to run sheep and goats, but additional water and fencing would be necessary. The ranch has been rested from grazing for quite some time.
WILDLIFE: Native game: The ranch has abundant wildlife including Whitetail Deer, Wild Hogs, Aoudad, Turkey, Dove, and Predators.
VEGETATION HABITAT AND SOIL: The topography and terrain of the Mesa Ranch provide excellent habitat and cover for wildlife. Shallow, rocky soils cover most of the ranch, with deeper, loamy soils in the bottomlands. This ranch supports a large diversity of browse, forbs, and grasses. There is light to moderate brush cover throughout most of the property except for some canyon bottoms that are more heavily wooded. Red Berry Juniper and Mesquite are the primary types of trees. There are also several groves of Oak trees on the North end of the ranch which can provide an excellent roosting spot for Turkey. Other browse types include Lotebush, Yucca, Sotal, Catclaw, and Prickly Pear. A few of the more notable grasses present on the ranch include Sideoats Grama (the state grass of Texas), Blue Grama, Black Grama, Buffalograss, Little Bluestem, and Green Sprangletop. The growing season generally begins in the middle of May and ends toward the end of September.
TOPOGRAPHY: The southern and central portions of the ranch sit atop a plateau with two canyons running from south to north on opposite sides of the ranch. The elevation ranges from 1,980 ft - 2,240 ft.
