Parks Quarter - CRP income & hunting!!!

The Parks Quarter is nice deer hunting tract, with annual income through its CRP contract. It is only a few miles west of Paducah; with utilities and some minerals to transfer, this is one to look at!

Of the 160 +/- total acres, approximately 120.95 acres is enrolled in the Conservation Reserve Program (CRP) through 2020. This contract pays the landowner around $3,600 at the end of each September; the purpose of the program is to keep the land in a fallow state, so you can't graze or farm it. But, it doesn't limit your ability to hunt the property and/or install a small food plot for wildlife, so it's perfect for the recreational buyer! The mesquites in the CRP fields have recently been sprayed too, per the CRP contract, so the new owner won't have any maintenance walking into the place.

The balance of the property is in native pasture, with mesquites, hackberry trees, and chinaberry motts. Short range brush and vegetation includes sage, ragweed, bluestem, and a variety of native grasses. Most of this pasture land drops down into one of two small canyons that run across the middle of the acreage. These draws create corridors for wildlife and provide excellent staging areas for feeders. While there are no ponds on the property, you could put one in along the main draw, or you could use the water well to fill up a large tank.

The Parks Quarter has hunting for whitetail deer, feral hog, and bobwhite quail. Game tracks are all over this property. This is a prime habitat for birds, and I jumped two coveys during the photo shoot! The ranch is located on the edge of the South Pease River breaks, just a few miles from the river itself. There doesn't seem to be much hunting pressure around it either. Several large acreage ranches, such as the 40,000 acre Bird Ranch, are in the near vicinity of this property.

The ranch has paved road frontage on the north side and county road dirt frontage on the east side. Electricity is already ran onto the property on the north end; with a water well in place too, it is ready for your camper or RV.

LIST PRICE: $1150/acre (some minerals available)
