$20,000 down [non-refundable] of earnest money on Tract 1 on the day of the auction. $100,000 down [non-refundable] of earnest money on Tract 2 on the day of the auction. Earnest money will be held in the listing brokerage escrow account until closing. We will sell Tract 1 first, then hold the bid and sell Tract 2. We will then re-open tract 1 for bidding if, and only if, land buyer is interested in the acreage.
