The High Fence Portion of the property was completed in 2017 with approximately 695 of the 717.12 acres being high fenced leaving a nice hilltop area for the newly updated 5000sf lodge, The balance of the property is a low fence access to FM 1674. The Lodge includes 7 bedrooms/7 baths, offering a 5/6 main lodge and 2/1 attached apartment which can be fully contained for a ranch manager or guide space. Main lodge includes a Mudroom with separated cubbies, very large, nicely appointed kitchen which opens into a large common area with very nice rock surround fireplace and offers a separate laundry room. There is a fire pit area and two large porches to enjoy the landscape. Additionally, the hilltop area has a 40 x 50 metal barn constructed in 2022. The barn stores the ranches equipment, tools, etc. The barn also has a 2 station cleaning area with a walk in cooler. 3 water wells serve the property as well as a historically full flowing spring which serves ponds on the low fenced area that is quiet impressive. Two of the wells are connected to approximately 8,000 gallons of storage (one 5,000 gallon tank and one 3,000 gallon tank). One well is solar powered and the other well nearest to the lodge is powered by electricity from PEC. The third well is also powered by PEC and serves to provide water for wildlife via multiple water troughs. Water troughs are also tied to the solar well which provides water to wildlife.

This area, up until early 2023, was used as a Whitetail Breeding Facility prior to the release of the breeding stock onto the property however, these pens could be utilized in the future for Whitetail or an Exotic Breeding program.The Whitetail herd has been provided by the breeding deer being release consistently over the last three years. The deer population includes fawns to 5 year olds. It is at a point where quality deer can be harvested annually if properly managed. Bow Wood Spring Ranch has harvested deer from the 140s to the 270s. The quality of the deer are a a testament to the deer breeding program.

There are currently 7 blinds and 7 feeders in each portion of the property, for a total of 14 and plenty of room for a few additional. Each blind location has a corn and protein feeder. Corn and protein have been utilized on the ranch since 2017 to support quality genetics reaching their growth potential. The ranch has quality whitetail, axis and blackbuck on the ranch as well as a small fallow herd.

Low Fence Portion 713.74 acres The Low Fence portion of the property has excellent water options with a natural spring and Copperas Creek on the property. There is a utility vehicle trail constructed down to Copperas Creek where a family can enjoy over 1,000 feet of creek frontage. The natural spring in the middle of the ranch feeds three recently constructed ponds which in the future can be enjoyed by a location for excellent fishing and a picnic area. The eastern and western side of the ranch are typical Hill Country land while the center portion of the property contains a beautiful draw where the ponds are located. There are native whitetail, axis, Pere David, Scimitar Oryx and various species of ram on the property. There is a high point on the ranch near the southwest corner where a beautiful home site has been cleared and could be established with panoramic views extending for miles in all directions. Power is available near the above mentioned potential homesite location via PEC.

Low Fenced area which includes Bow Wood Spring, the pond system, cleared homesite with impressive views and pit where Caliche has been used to build the road system within the ranch.

There is also a 230 acre possibility which is low fenced and allows for Copperas Creek frontage.
