Available for sale is one equity membership in Mallard Flats Hunting Club. The property is 1,352+/- acres boasting 2.5 miles of frontage on the White River between St. Charles and Crockett's Bluff.
Situated in the heart of one of the strongest flyways in the state of Arkansas, Mallard Flats has been used as a commercial hunting operation for the last several years. This use has proven that the hunting can handle heavy pressure while sustaining a harvest history of 1,500+ ducks per year.
Private 60-acre upland lake managed for trophy bass, plus the White River oxbow of Stinking Bay offer great fishing through all seasons.
Duck hunting occurs mostly from 5 dedicated floating blinds easily accessible in any river level. Three of these blinds are located within the ~200-acre area referred to as "The Bottoms". This area has a levee to control water even in the driest years. The upland fishing lake is drawn down in the fall to flood The Bottoms without the need to spend time and money pumping. The Bottoms directly border the White River channel and pull from the thousands of ducks trafficking up and down that flyway. During the season when the White is within its banks, The Bottoms can be walked with waders allowing you to hunt different areas without blinds while standing on a tree.
Outside of The Bottoms there is one large blind on Stinking Bay, which holds water year round, and another blind on "the slash" across Stinking Bay. Another 300+ acres of mature hardwood timber fall within the White River seasonal flood plain. When the river is up, there are many opportunities to hunt fresh ducks in the woods while standing on a tree over maintained holes or small natural holes.
700+/- acres of upland areas consisting of mature hardwood and old-field expired CRP provide refuge for deer and turkeys during high water events while also offering the club plenty of room to spread out to hunt throughout the season. Numerous deer stands and food plots exist in the uplands as well as some bottomland areas.
The 60-acre bass lake and cabins are located within this upland acreage. Sitting well above the White River's high water mark, the cabins are easy to access through all weather. Two 2BR/1.5BA cabins plus a small camp house are already built on the property. New members will have the right to designate a lot and build their own cabin on the property, but may use one of the cabins and camp house in the interim while under construction. Ample space exists within the old fields along the main driveway, so there is plenty of room to build on a slab foundation without the concern or liability associated with river floods.
The Club guest policy allows multiple guests to accompany a Member at once. This policy makes it possible to entertain multiple business clients or to bring the whole family without having to worry about borrowing a guest pass or leaving anyone out.
Mallard Flats is a true all-season club providing top notch duck hunting, monster deer & growing turkey population, plus nearly endless fishing opportunities. Few properties come available that can hold the badge of "thousand-duck-a-year clubs". But finding one of those gems that also offers this diversity of recreational pursuits throughout all four seasons is truly special.
