This tract consists of 132.963 acres of undeveloped and unrestricted land within an easy drive to San Antonio. It has easy access to IH35 by way of Lucky Road, and is equally accessible to IH 35 and Lytle, Texas, by way of FM 3175 (Benton City Road).

This land consists of two parcels, one of 78.137 acres and the other of 54.826 acres according to a recent survey, for a total of 132.963 contiguous acres in a roughly square format. The square aspect ratio is efficient for residential or commercial land development unlike many parcels of irregular shape.

Ideal for development, this tract has roughly 1/2 mile of frontage on FM 3175. In addition, it is outside the 100 year flood plain. It has a natural drainage path on the diagonal from the Northeast corner to the Southwest corner. There are 2 tanks on the property and two wells. One well is being used to maintain the water level and microbiome in one of the tanks. This tank could be used as a holding pond for a development community. The second well is a larger irrigation well that has not been used in recent times.

The land has mild topography, with only about 30 feet of elevation change across the property. Further, the US Geological Survey data shows no known faults under this land. The current owners have retained the undivided mineral rights to this land which will convey with the sale. There has been no mortgage on this land since 1883.

This land has an electricity easement for the water well pumps. There is a water easement (Benton City Water Supply) of approximately 900' along the southeast portion bordering FM 3175. There are no structures to be removed from this undeveloped land before construction can begin.

There is an existing grazing lease on the land. The fence has been replaced (75%) and repaired (25%) in Q4 of 2023. The perimeter of the land was cleared by bull dozer when the fence was replaced. There are functional dirt roads that cover most all of the property.

There is an abundance of game on this land, including deer, wild turkey, quail, dove, javelina, and rabbits. It is not uncommon to see several game animals as you drive the dirt roads throughout the property. It is currently not being hunted, but has cattle for grazing. There are wild grapes, persimmons, and prickly pear, all in abundance. Trees range from small to fully mature. As is typical in this part of Texas, mesquite trees are prevalent.

This parcel would be ideal for (1) A residential subdivision; (2) A Corporate Retreat with a Hunting Lodge, an Executive Golf Course, and Conference Rooms; (3) A Commercial or industrial park; or (4) A manufacturing site. This land may make a good investment property as San Antonio continues to grow to the Southwest.
