With frontage on Elm Pass Road and Upper Mason Creek Rd., the property is located east of Hwy 173 a convenient driving distance from Kerrville, Bandera, Boerne, Center Point, and IH-10. The address is 124 Upper Mason Creek Road.
This property is suitable for pretty much any non-commercial purpose you might have in mind. Its an ideal place to build a gorgeous, permanent home that will enjoy a peaceful, idyllic setting with plenty of privacy provided by the tree and brush cover. With a little imagination and effort, this property has the potential to become one of those picture-postcard places we drive by and wish we could visit. As a recreational destination, a basic cabin built on this property would create a wonderful weekend get-a-way place with minimal impact on the natural setting. Or purchase the property and just hold it for investment purposes. Even then you can still take your family, horses, or dogs out for an enjoyable day in the country, while staying at a different Hill Country tourist destination town every trip.
WILDLIFE & GAME: In this rural location you are likely to encounter wildlife and game of all types, including white-tail & Axis deer, Rio Grande turkey, raccoons, red squirrels, armadillos, and cotton tail rabbits, as well as birds typical to the Texas Hill Country, such as Cardinals, English Sparrows, Blue Jays, Wrens, Black-capped Vireos, Golden-cheeked Warblers, several species of Dove, and the unique Roadrunner, to name just a few. If you love to observe wildlife in their natural habitat, or want to do some serious birdwatching, the variety and populations are spectacular in this area of Texas.
WATER: There is a capped water well on the property equipped with an electric, submersible pump. The pump was producing residential quality and quantity water the last time it was used in 2016, but it is unknown if the pump is currently working.
IMPROVEMENTS & ELECTRIC SERVICE: Electric power service and an oversized septic system are present on the property. The septic system was fully permitted when installed and should remain in compliance after routine maintenance. There is no residential improvements on the property. A nice-sized, well-constructed storage building with a concrete foundation sits near the southwest corner of the meadow next to the electric power and water well. There is an excellent cleared building site with a 22' x 22' concrete slab.
FENCES, TOPOGRAPHY & COVER: The topography and cover of the property is very interesting. The original home location sits at the highest point on the property near the southwest corner of a one acre, flat, cleared meadow. Trees and brush on all sides of the meadow preserve privacy. The property consists of three distinct sections, each comprising about one-third of the property, each with a different cover mix, and each on a different level. The top (east) level is comprised of the flat, open meadow plus an area which gently slopes down south and southeast to the road, the slope being covered with small, dense, native trees and brush.
The middle section is dominated by an arc of limestone outcropping beginning near the entrance gate on the south boundary of the property. This outcropping meanders up through the middle of the property and exits the north boundary. This section has somewhat larger trees and more open brushy areas. Here the slightly steep grade slopes down and generally west with scattered segments of limestone drop-offs as much as two to three feet high.
Finally, the west section of the property is the lowest and catches generous runoff moisture resulting in a lush undergrowth shaded by many gorgeous, tall trees scattered around relatively more open spaces. This area has deeper soil supporting both tall grasses and shrubs as well as a thick turf.
Perimeter and interior cross-fences are in poor to fair condition but with some maintenance would probably temporarily contain horses. Long term pasturing of horses or other livestock would require rebuilding the fences.
MINERALS & TAXES: The Owner will convey all minerals owned. Property taxes for the year 2023 were about $2,887.26. See Property ID #26313 on the Kerr CAD website for more information.
SPECIAL FEATURES: The special feature of this ranch is its diverse topography and mix of cover. The entire property could be left open with no interior fences and no significant brush management, essentially in its natural state. With a few game and bird feeders scattered around the property, there would be a constant supply of ever changing wildlife to be encountered as you roam around the property or look out your kitchen window. On the other hand, with some brush management and proper fencing, this property could easily pasture a few horses or keep goats, sheep and other 4-H school projects. This outstanding property offers these options and many others. You need to come see what the place could like through your eyes. You might fall in love with it.
