The Graf Unit of the Boaz Ranch is a fully outfitted cattle property located nine miles north of Henrietta, Texas, in the heart of North Texas ranch country. The property is comprised of 1,160 acres divided between native grass pastures, flat well drained cultivated fields, and a well-developed headquarters area that is set up for easy livestock handling. For those long days on the ranch, a nice One-bedroom/One-bath bunkhouse with large porch offers a nice residence at the headquarters. In addition, RV hookups have been established for RV Setups that may be visiting the ranch. A very nice set of covered pipe pens with digital livestock scales is located just north of the bunkhouse. This setup has been thoroughly designed for safety and convenience; from its sweep tub gate, squeeze chute with palpation cage, and adjustable alley with catwalk. All these features enable quick and efficient work of the herd. Just north of the working pens is a large, enclosed equipment barn with livestock loafing shed that provides both storage for equipment and cattle. Nearby, another large tractor barn provides additional storage for equipment just east of the pens. This barn is equipped with two sets of extra wide sliding doors to accommodate larger pieces of farm equipment. With this property having such a large cultivation layout, it has three Butler galvanized grain bins and two overhead feed bins allowing for easy distribution of cubes or grain to livestock. A cattle operation of this size is largely dependent on the amount of groundwater the property can provide. This ranch has two water wells with storage tanks providing 9,500 gallons of water plumbed to troughs around the headquarters. The high pressure/volume pumps provide ample amounts of water to livestock, especially during the warmer months of the year. Just north of the headquarters, a 500-600 yard lane connects multiple weaning/conditioning pens each supplied with bunk feeders on concrete pads. In addition to the great amenities at the headquarters the Graf Unit has excellent interior and exterior fencing with additional pens and traps for easy cattle management. The most prominent elevation is located near the headquarters providing stunning views of the ranch in all directions. A wet weather creek runs for over a mile through the native grass pastures on the North Side of the property. This provides excellent water catchment for four of the seven ponds on the subject property. Several of these ponds have previously been cleaned out to offer the maximum storage capacity. Great care has been taken to eliminate mesquite trees throughout the ranch, while maintaining a nice balance of shade trees for livestock throughout. The Graf Ranch also has multiple terraces on the slightly steeper slopes that maintain the deep rich soils and help utilize moisture levels. The southern portion of the property is flatter and yields itself to better cultivation with cross fencing that allows multiple crops to be grown on this side of the ranch. With roads on all four sides of the property, access to any area of the1,150 acres is just a short drive. This is just a short description of the Graf Unit, one must view this property to truly appreciate all this ranch has to offer.
