This property is a unique, large, very rare find in southern Illinois. Located in Pope County, this 1,085 +/- acres sets a half mile west of the Ohio River. This sprawling farm is made up of beautiful TIMBER, rolling hills, Ohio River bottoms, and wild life food plots. The natural makeup of the land coupled with superiorly managed deer food plots, make this farm an outdoorsman's and land investor's dream. With over a million dollars in timber and managed whitetails, turkeys, ducks, geese and fishing, it is truly one of a kind. The farm has been managed for decades and has been the host of multiple nationally televised TV shows on the Outdoor Channel such as Browning, Winchester, Hunters Specialties, Mossy Oak as well as country music star and active duty soldier, Craig Morgan. Vast beautiful hardwoods make up a majority of this land which is 3 miles wide and 1.4 miles from top to bottom. Red Oaks of different species are predominant with White Oaks, Poplar, Hickory, Walnut and some Pine patches throughout. A timber plan is in place which helps offset IL recreational tax.
The farm is so vast, that simultaneous hunting can occur without disturbing one another. A deer hunter could be bow hunting on one part of the land while another could be goose/duck hunting or bow turkey hunting and another fishing on the river. The game on this massive acreage is very special and is home to both large and small game. Whitetail deer and turkey hunting potential is extraordinary with Boone and Crockett bucks being harvested in past years. Food plots of clover, alfalfa, winter wheat, turnips, oats, brassica and beets have been planted and managed with multiple Muddy shooting houses strategically situated. All fields and plots have been fertilized and pell lime and nutrients added. Despite the accessibility throughout the farm, it is extremely remote allowing for seclusion and privacy.
The main thoroughfare through the farm is around 3.4 miles long and there are 10-12 miles of UTV and tractor accessible roads throughout the property. There is a blacktop road lying at the front of both 80 acre tracts with electricity access and gated pull ins. The north 80 acre tract has a gravel road that extends to the waters edge. The south 80 acre tract has a dirt road system through it as well meandering through the rolling landscape and hollers and extending to the waters edge. This farm has some of the top waterfowl and fishing in Illinois. There are two 80 acres tracts on the farm that connect to the water with multiple duck hunting locations. Additionally, the Ohio River is a recreational haven with fishing, kayaking, canoeing, tubing, and skiing available in these waters.
Another unique feature of this property is the nearby 1,265 acre waterfowl refuge just 1/2 mile away on the Ohio River. The refuge extends upstream from the Smithland Lock and Dam to the area surrounding Birdsville Island on the river. This refuge area is closed to hunting from October 15th - March 15th annually. This farm lies just west of the refuge on its eastern portions. With the nearby refuge, it allows for some of the best waterfowl hunting. Additionally, there is a very fertile, large mouth bass and bluegill pond. Up to 8 pound bass have been caught in this pond. The backwater locations offer bow fishing as well as catfish, crappie, bluegill and smallmouth bass fishing.
There is a small hunting lodge at the front of the property situated away from all hunting areas. The lodge has an open living room and kitchen area with hardwood and cedar accents, two carpeted bedrooms, wrap around porch, and central heating and air. Across the gravel drive, there is a newly built metal building with concrete floors and three rollup garage doors for housing tractors, UTV/ATVs, trucks and equipment. It has a well with a salt and water cleaning filter system. Electricity is the only billable utility for this lodge.
Paducah, KY is a short drive away over the Brookport, IL bridge which offers multiple fine dining locations, shopping mall, grocery stores, and a Starbucks. Historic Golconda, IL is about 15 miles north with local restaurants - Diver Down and the Dairy Bar. Shotgun Eddys restaurant and bar is in Eddyville, IL.
