The property is about 6 miles east of South Plains, TX. Lubbock, TX, is just over an hour to the southwest and Amarillo, TX, is about 1.5 hours to the northwest.

History:

The ranch has primarily been used for cattle grazing and as a main residence for the current owners. A portion of the Caprock Canyons Trailways runs through the property. In the early 1920s, Burlington Northern constructed a railroad as part of the Fort Worth and Denver South Plains Railway which was regularly used between Lubbock and Estelline until 1989. The Rails-to-Trails Conservancy acquired the line in 1992 and converted the railway into a walking path for Caprock Canyon hikers, bikers, and horse riders. Today, the path is used by visitors. However, the owner has only seen a few people using the portion that winds through the ranch.

Improvements:

The perimeter of the property is fenced and accessible by gate in the northeast corner of the land. There is a 3,200 sqft house, 1,800 sqft barn, and an additional 600 sqft shed, cattle pens, and horse runs.

Landscape:

The land is mostly flat up to where it drops off into the canyon terrain.
