Baker Ranch is a wonderful wooded tract of land located just south of Luling, Texas with easy access off of I-10, making it very accessible from San Antonio, Houston and Austin. The ranch provides great hunting opportunities and with its rolling hills, large pond and a great variety of old-growth trees, there are multiple homesites locations throughout the property.
LOCATION
The ranch is located 8 miles south of Luling, Texas just west of Hwy 80 with frontage on Baker Ranch Road. The ranch is less than an hour from both San Antonio and Austin and two hours from Houston.
TOPOGRAPHY, RANGELAND & HABITAT
Baker Ranch features several areas of open meadows with a variety of native grasses that are common for this portion of the Central Texas Prairie.
The soils are primarily sandy loam. There is an abundance of mature bull mesquites along the northern portion of the ranch offering a tremendous amount of privacy from the gate and Baker Ranch Road. The southern portion of the ranch is primarily wooded habitat consisting of a variety of oaks, mesquite and other hardwoods with a gentle roll in elevation increasing to 100ft. The habitat is excellent for hunting.
WILDLIFE
White-tailed deer are abundant on the property as well as plenty of hogs, doves, predators and sometimes ducks in the winter on the pond.
IMPROVEMENTS
The ranch is a blank slate for a new owner. There is a good rural road which moves all the way to the back of the property and some cleared areas but otherwise mostly untouched woodlands.
WATER
There is one small pond in the middle of the property located on Smith Creek with meanders through the property. Groundwater here is located between 180 to 400 and can produce plenty of potable water for locating a home.
ELECTRICITY
Electric service is conveniently located along the road frontage on the property.
MINERALS
No minerals are to be conveyed with the sale, surface only. There is an easement along the northern boundary for a neighbor to access their property but it runs along the fence line.
